Meltzer/Mandl Architects, P.C. (M2) is an award-winning architectural design firm with extensive experience in the development, rehabilitation, and adaptive re-use of residential and commercial projects in New York City. M2 has designed and successfully constructed more than 10,000 units of luxury and affordable multi-family housing in New York City metro area.

M2 is noted for the design of the first large-scale office-to-residential conversion (1994) to go into construction under the new zoning laws for Lower Manhattan and for being the first to professionally self-certify a large-scale project in Manhattan with the NYC Department of Buildings, allowing our clients to bypass timely regulatory review procedures. Our expertise with the complex set of NYC regulatory and approval processes makes us a unique and cost-effective partner in the development equation.

The firm, which includes some thirty people, combines the expertise of architects, urban designers, and construction managers with real estate finance and development professionals. M2 was awarded Firm of the Year by the Society of American Registered Architects (SARA). Marvin Meltzer, AIA, NCARB has been awarded a citation for design excellence by the AIA, and recognized with a Lifetime Achievement Award by the New York Society of Architects and a Pillar of the Industry Award for the Best Affordable Multi-family Housing Project in the U.S. by the National Association of Home Builders, for Melrose Court in the Bronx. His work is the subject of several books including Marvin H. Meltzer: City as Poetry.

The New York and national chapters of SARA presented its Award of Excellence to 57 Bond Street development on Manhattan’s Lower East Side. Multi-Family Executive named it “Project of the Year” in the mid-rise category.

Meltzer/Mandl Architects has substantive experience with state/city code and regulatory issues that include fire-life safety, and adaptive re-use, as well as expertise with the Uniform Land Use Review Process (ULURP) and the Landmark Preservation Commission.
