Demographics made the creation of a 91-unit affordable housing development difficult for this established middle-income community.  The approval process for this HDC, publicly-funded project required review from and consensus building with the local area community board (CB 11).

The 7-story building will consist of apartments ranging from studios to 3 bedrooms.  Building amenities will include space (that may become medical offices), bike storage, a gym and recreational space at the roof.  The water table under the site is high, which has lead to the careful design of the parking garage below grade.

The project is adjacent to the Metro North rail corridor as well as an unused (not de-mapped) Basset Avenue.  This created challenges with noise abatement, zoning and compliance with legal light-and-air requirements.  The site is itself, adjacent to an industrial district and manufacturing zone, was the location of a recent zoning change to encourage the creation of new multi-family housing and mixed-use development.
